Terms of Service — Keep 100 Agents

In short: By using this website or applying to join our network, you agree to these terms. Full network membership terms are set out in a separate agreement that you will review and sign before joining.

1. About these terms

These terms govern your use of the Keep 100 Agents website and any application you submit to join our network. Becoming a member of the network is subject to a separate Network Membership Agreement.

2. Who can apply

Applications are open to experienced estate agents based in or serving the UK Midlands. To be considered, applicants should generally have:

At least 2 years' experience in property sales
A track record of winning instructions
Strong local market knowledge
Self-motivation and independence

We reserve the right to accept or decline any application at our sole discretion.

3. Commission and fees

Members of the Keep 100 Agents network retain 100% of the commission they earn on sales they originate and complete through the network. Our commercial model is as follows:

Months 1–4: £0 network fee during the onboarding period.
From month 5 onwards: £500 per month flat fee, payable monthly.
No commission split is taken by Keep 100 Agents at any time.

Additional third-party costs (marketing, portals, compliance-related costs) may apply and will be clearly set out in your Network Membership Agreement.

4. Self-employed status

Network members are self-employed professionals operating their own business under the Keep 100 Agents network framework. Members are responsible for their own tax, National Insurance, insurance and regulatory obligations.

5. Your content and conduct

You agree not to use our website or network to:

Breach any applicable law or regulation (including property, consumer protection and anti-money-laundering law)
Misrepresent your experience, qualifications or identity
Damage the reputation of the Keep 100 Agents brand or other network members

6. Intellectual property

All content on this website — including text, graphics, logos and design — is owned by Keep 100 Agents or licensed to us. You may not copy, reproduce or use it without our written permission, except as reasonably required to read this site.

7. Limitation of liability

To the extent permitted by law, Keep 100 Agents is not liable for any indirect, consequential or economic loss arising from your use of this website. Nothing in these terms limits liability for fraud, death or personal injury caused by our negligence, or any other liability that cannot be limited under English law.

8. Governing law

These terms are governed by the laws of England and Wales, and disputes are subject to the exclusive jurisdiction of the English courts.

9. Changes

We may update these terms from time to time. The "last updated" date at the top will reflect any changes. Continued use of the site constitutes acceptance of the updated terms.
